Water levels still rising…

The water levels are still rising with part of the East parking lot under water.   The center dock ramp can be seen pointing to the sky as the floating dock rises with the water.

Some of the cradles waiting to be moved to the storage area are in the water.

South dock is doing well with the ramp parallel to the dock.  We can see some water creeping up behind the boardwalk.

West dock rising with the water

West dock is ok but the seawall and part of the parking is currently under water.  Chapin dock is almost submerged.

Washroom Renovation Update #10

Washroom renovations were completed in the fall of 2016.  The ceramic wall tiles have been replaced by the contractor and the new washrooms are now ready for the upcoming 2017 sailing season.

We will post new pictures of the completed work in the next week or so.

The new washrooms will be available as soon as the water has been turned back on in the clubhouse.

Washroom Renovation Update #9

While you have been enjoying the best summer ever ‐ please be advised that there remain deficiencies to be resolved.

Major Issues:
Deficient tiling is being redone. RD Steele has hired a new subcontractor to replace the tile in the washrooms.

The universal washroom will be closed for the week of September 12 for repairs of the
existing tile to the satisfaction of TYC.

A new tile (4″ by 12″) will be installed in the Men’s and Women’s washrooms. This work will commence post early launch (October 3) and take approximately three weeks per washroom.

Please respect that this will be a work site for the above periods and washrooms will be closed and those normally using the closed washroom will be using the universal
washroom.

TYC Commendation Award 2016

The purpose of this communiqué is to remind the membership about the deadline for the submission of nominations for the 2016 TYC Commendation Awards and to correct the e-mail address provided earlier.

The text with the corrected e-mail address is repeated below:

Each year the Trident Board of directors identifies a Member or group of Members to receive the Trident Yacht Club Commendation Award.  This award is presented to those who have demonstrated exceptional volunteer commitment and achievement during the current year, in support of Trident operations and activities.

Members are asked to send their nominations for potential worthy recipients to my attention at vice-commodore@trident-yc.ca .  Please provide a description of your nominee’s particular contribution and your rationale for recommending that the Member or Members should receive the Commendation Award.  The Board’s decision on this year’s recipient(s) will be announced at the Fall AGM in Ottawa on November 19, 2016.

Please provide your nomination to me by end of day Friday September 16, 2016 for consideration for this year’s award.

Trident Yacht Club Regalia

The TYC Regalia (branded clothing) is being offered a bit differently this year. There is a rack of clothing, that will be, at various times, on display in the clubhouse. When the rack is not on display, it will be available in Liz’s office.

There is a catalogue that accompanies the rack which explains how ordering works. Basically, there are about 25 styles, in both men’s and ladies cuts, that include a wide range of choice including Tee shirts, hoodies, polos, button shirts and jackets. There are also about 12 hat choices. All items will be embroidered with the TYC logo as in the image below.

The catalogue has a page for each style that shows an image, description, the sample number, the price and has a size chart for each gender for each item.

There is an order form in the front of the catalogue and more in the back when that one is full.

Fill out the order form as per the instructions and when there are about 25 items the order will be placed. I am hoping to be able to place about three orders this season.

Once the items arrive, you will be notified that orders are at the office. You can pick up your order from Liz and the amount of your order will be added to your monthly TYC bill.

It is that easy.

There will be a few items that will be available at any time and once those items have arrived details will be shared with you.

Washroom Renovation Update #8

While you have been enjoying the use of the washrooms – please be advised that there remains some deficiencies to be resolved which will take time. We are getting exceptional follow through from our members: Grant Delaney, Michael Ross and Zoltan Vincze; as well as superb collaboration from our builder RD Steele and their PM George Moore.

Some updates:

Pivot shower doors were installed 08 June 2016.

Switch above shower entrance in men’s and women’s is an override switch to permit continuous operation of fans on weekends.

Hole in countertop for garbage can will be accomplished in the next week

Pot lights were installed in lieu of fluorescent lights in men’s and women’s washrooms

Makeup counter and mirrors will be installed/adjusted post tile work. Emergency light will be installed in universal washroom.

Major Issues:

Deficient tiling is being redone – a significant task. Timelines are significant and additional tile has been ordered with an EDD TBD. Work will be accomplished by individual washroom (universal then women’s then men’s).

Fans still need to be properly adjusted and balanced.

Partitions for toilets and shower stalls have an EDD of next week and will be installed.

Comments

Please minimize use of toilet paper – we have low flush toilets since we truck out all sewage.

A label has been placed on toilets to press and hold to ensure good flushing.

Leak in men’s toilet noted and will be repaired.

An automatic priming switch has been installed on well water to preclude need to re-prime manually post power failure.

Lights in washrooms are on a sensor – no need to attempt to turn them on or off – being properly adjusted in near future.

Fans are triggered by the IR sensor in the ceiling unless in override position.

Washroom Renovation Update #7

We will have a functional facility for the long weekend but there are still some items not yet completed. RD Steele will ensure safety of operation of the facilities even though some aspects are temporary in nature.

Screen Shot 2016-05-20 at 9.52.07 PMThere will be some limitations as the partitions are not yet delivered so we will have one toilet in each washroom partitioned – a construction type option for the toilet nearest the west wall by the shower.  The executive washrooms and the universal washroom are also available giving a total of five toilets and two urinals designed for “use”.  All five showers will be functional using shower curtains for partitions.

Please use facilities integral to your own vessels where practical and reasonable.

Kitchen is fully functional as is Laundry Room.  Well water available to all docks.  River water is available for the gardens.

BAR WILL BE OPEN on Friday.

Washroom Renovation Update #6

Plumbing to the Clubhouse (including hot water) is complete as of 13 May allowing use of kitchen and laundry room.  Neptune’s Bar still needs some significant cleaning which will follow in the next week. A replacement of the lighting and cScreen Shot 2016-05-15 at 9.47.26 AMeiling in the main (north) entrance has been added in order to move this design into the 21st century, to include painting.  Therefore, this area remains a CONSTRUCTION ZONE for the most part.

The projected target for functional washrooms is 19 May. Showers are in place and toilets being installed. Sinks and countertops are scheduled for next week. However, there have been some delays in delivery dates of toilet partitions and shower stall doors and theScreen Shot 2016-05-15 at 9.46.32 AM fan systems in main washrooms. The prime Contractor is expediting where possible and has proposed temporary toilet partitions and shower curtains as an interim measure. An occupancy permit from the City of Kingston is still a requirement and there are never any guarantees.

Please also note that as that the “executive” washrooms are under contract to 20 May with an extension to 1 June at no cost unless required and rented elsewhere.

Washroom Renovation Update #5

Things are moving well on the renovation front. Please note that this weekend (May 6,7 and 8) will see some overtime work as it is planned that tiling will commence on the floor and walls.

PLEASE RESPECT THAT THIS AREA REMAINS A CONSTRUCTION ZONE.

All inspections to date have “passed”. City of Kingston approved plumbing and this has allowed close in of walls and chase areas. JLR Architects has done three site visits with accompanying Site Observation Reports endorsing progress to date. Future inspections are planned.

WATER STATUS – Potable well water has been provided to the East and West Harbours only at this time. The

Clubhouse will not have water until next week (week of 9 May) but this will include hot water post installation of electric water heaters. Showers will follow in a timely fashion. Barring any unforeseen circumstances, occupancy is anticipated week of 16 May with intent to commission the Universal Washroom earlier pending City of Kingston approvals.

It is noted RD Steele Construction Limited of Brockville has been very proactive in managing this project and coordinating the various sub contractors. A BRAVO ZULU for their efforts and excellent progress to date.
